What are the key stages from blueprints to “turnkey”?

The decision to build your own home or commercial space from scratch is one of the most important moments of your life. It is the moment a dream begins to take shape. However, the construction process can seem complicated to those unfamiliar with the construction industry.

Let’s look together at the key stages of the new building construction, from the first line on paper to the moment you turn the key in your door.

1. Architectural Study and Design

Everything starts on paper (or rather, on a computer screen). At this stage, the engineers and architects of our team listen to your needs. We analyze the potential of the plot, the orientation, and your budget, and we create the architectural blueprints. This is where the layout, aesthetics, and functionality of the building are decided.

2. Issuance of Building Permit

Bureaucracy is perhaps the most tedious part for an owner, but it is absolutely necessary. Once the plans (architectural, structural, mechanical) are finalized, we handle the submission of the file to the competent Urban Planning Office. As soon as we get the “green light,” the bulldozers are ready to start.

3. Earthworks & Foundation

The beginning of every solid building is hidden underground. The plot is excavated and prepared to receive the foundations. These requires immense care and precision, as it will “carry” the entire weight of the structure for decades to come.

4. Construction of the Load-Bearing Structure (Frame)

This is where the building begins to take its final shape and rise. Formwork (molds) and reinforcement (rebar) are placed, followed by concreting (pouring the concrete). The frame is the “skeleton” of your home and is built according to the strictest anti-seismic specifications.

5. Masonry & Piping (Plumbing – Electrical)

After the concrete, follows the building of the walls (bricks or drywall), where the rooms are now clearly formed. At the same time, the “veins” of the building are installed: plumbers and electricians install piping, wiring, heating/cooling systems, and drainage.

6. Insulation and Plastering

Nowadays, energy efficiency is everything. We apply top-tier thermal facade, thermal insulation, and waterproofing systems (especially on roofs and basements) to ensure the building will have no energy loss or moisture issues. Next comes plastering, which gives the surfaces their final, smooth finish.

7. Flooring, Frames, and Carpentry

We are closing to the end! At this stage, tiles, marble, or wooden floors are installed. Also, external frames (aluminum or PVC) are fitted, which “seal” the house. Right after, the carpentry is installed: kitchen cabinets, bedroom wardrobes, and interior doors.

8. Painting and Final Details

Painters bring color and character to the spaces. Sanitary ware in the bathrooms, sockets, switches, and lighting fixtures are installed. A meticulous final check of all systems’ functionality is carried out, followed by a deep cleaning of the space.

The Handover: The Turnkey Experience The big day has arrived! The construction is completed exactly as you dreamed, within the agreed timeframe and budget. All you have to do is bring your furniture and start your new chapter. The new building construction has come to an end.
