The Link: how we designed contemporary professional spaces

The Link is an end-to-end design-and-build project in Thessaloniki, created for modern teams that need flexibility, high performance, and technology that simply works. From day one, our goal was to fuse functionality with aesthetics, delivering a work experience that lifts productivity and elevates brand presence.


Project Goals

At the city’s Western Gate, on the pivotal corner of Heraklitou & 2 Agiou Petrou, we envisioned a commercial environment that combines functionality, high visibility, and low operating costs. Our aim: a next-gen business park with flexible, combinable units, low OPEX, and adaptability across business models—from showrooms and medical facilities to logistics and light workshops.

Core objectives

  • Prime location & access for daily visibility and immediate connectivity to the Ring Road and city center.
  • Scalable typology: 26 independent units, with the option to merge, so each user can “build” their ideal footprint.
  • Energy leadership to materially reduce running costs (A+ with 300 kW photovoltaics).

Architectural Strategy

We designed a contemporary, industrial-chic composition of three buildings with clean geometry, 4.5 m interior height, and mono-pitch roofs—ideal for exposure, visitor flow, and operational flexibility.
Each unit is organized as 117 m² ground floor + 80 m² mezzanine (total 197 m²), with open floorplates for tailor-made fit-outs during construction. The plot’s dual frontage amplifies the landmark effect and strengthens commercial momentum.

Facing the public realm, we created a 157 m² planted pocket park—a small urban garden that upgrades the visitor experience, increases dwell time, and supports rental value.


Technology / Smart

Built with a performance-first mindset:

  • Energy Class A+ with 300 kW PV and full external insulation—genuinely lower energy costs.
  • Pre-installed provisions for A/C, ventilation, networking, security, and data, enabling fast, fail-safe move-ins.
  • Installed HVAC per unit (48,000 & 24,000 BTU) for complete cooling/heating coverage.
  • Private borehole water supply for complimentary water—a lasting OPEX advantage.
  • 120-minute fire protection with certified systems for safety and compliance.

Timeline

Design and administrative actions finalized the technical solution and massing in May 2025, with building-permit revisions in December 2024 and February 2025—a framework that secured predictability and speed of delivery.


Outcomes

  • Commercial appeal: 26 modular units with merger options cover a wide range of uses (showrooms, workshops, logistics, medical centers, offices), boosting lease liquidity.
  • Operational excellence: 250 on-site private parking spaces—rare for Thessaloniki—significantly improve visitor-to-sales conversion.
  • Lower operating costs: A+ envelope, 300 kW PV, borehole water, and comprehensive MEP pre-infrastructure translate into a durable competitive edge for tenants and owners.
  • Growth-lever location: A corner asset at the city’s entry, with immediate access to Ring Road/Egnatia—daily exposure and strong commercial visibility.
